1.We will talk about tourist accommodation when we refer to one of our villas, apartments or studios that we have in holiday rental by season.
2.Renting and signing the contract of one of our tourist accommodation means accepting these general conditions for all purposes.
3.The minimum rental of a tourist accommodation is one week, except for the months of July and August, where preference is given to rentals of two weeks.
4.Rental weeks always start on Saturday and end on Saturday. The right of occupancy of the tourist accommodation is from 17h on the day of entry and will end before 10h on the day of departure. For guests arriving late due to flight schedules, the maximum time of entry will be until 24h, with notice.
5.Exceptionally and in low season, you can rent the tourist accommodations during weekends or bridges. In this case, the time of entry will be from 17h on the first day of rent and departure before 12h on the last day.
6.In rentals made through a third party (Booking.com, Airbnb, Housetrip, etc.), points 3, 4 and 5 are modified by the general conditions of these third parties.
7.The maximum occupancy of the tourist accommodation will be limited to the number of people indicated in the contract, also counting the children (who do not sleep in cot and are older than 2 years) as people for occupation purposes. Children under 2 years old are accepted if they sleep in a cot and if the tourist accommodation in question allows it. Baby cots (and baby seats) can be rented on site. The address or the manager can prevent entry to the tourist accommodation in case of exceeding the number of people allowed. If a higher number of authorized persons are detected during the stay, the reservation will be automatically finalized, and the accommodation may be evicted. The visits of unauthorized persons in our tourist accommodations will have to be notified to the address.
8.Only those persons who are properly identified on arrival and who are staying in one of our tourist accommodation can use the services of the establishment (wifi, washbasins, swimming pool, barbecues, garden or car parks).
9.Use of the communal pool is at your own risk. The company is not responsible for any accidents that may occur inside the pool. Every minor must necessarily be accompanied by a responsible adult. Please close the two access doors to the bathroom area.
10.Customers must respect the basic norms of coexistence, absolute respect towards the neighbours and the commitment not to cause annoying noises from 22h to 9h. In case of negligence or inappropriate behaviour, the management reserves the right to cancel the lease with immediate effect and without prior notice.
11.Nothing in the interior of a dwelling (tables, chairs, sofa, lamps, electrical appliances, etc.) can be removed from the tourist accommodation, with the exception of terrace or garden equipment or furniture (only if the tourist accommodation have it).
12.The tourist accommodation has all the furniture and household items necessary for the people who occupy it. If any furniture or utensils are broken, lost or damaged during the stay, it must be reported to the address for repair or replacement, with the corresponding charge on the deposit.
13.The tourist accommodation is delivered with all the appliances in perfect working order. If during the stay one appliance is damaged or broken by an improper use by the customer, its repair or replacement will be charged to the deposit.
14.The tourist accommodation is delivered clean and inspected, must be left in the same conditions of cleaning and order in which the first day of rent was found. Leaving the property dirty or messy, or with trash for throwing or kitchen utensils to clean, is considered a serious violation and will be charged the deposit.
15.It is absolutely necessary to inform when you want to bring one or more pets. Animals are accepted in some of our accommodation, others are totally forbidden. You must bring animals attached in the common areas and have the entry prohibited in the pool area.
16.The rental price of one of our tourist accommodation includes the consumption of water, electricity, butane gas (if available) and VAT. It also includes renting a set of sheets for each bed, the corresponding bedspread, one pillow per person, and if necessary, blankets. Includes one roll of toilet paper per toilet, one tablecloth for each table and one foot towel for each shower or bath. If necessary, we have extra pillows for rent.
17.The rental price of one of our tourist lodgings does not include bath towels or beach towels. It also does not include kitchen towels, scouring pads, or cleaning products. If necessary, we have towels for rent. The rental price does not include the compulsory tourist tax of € 1,00 (VAT included) per person and night, to be paid on arrival.
18.To enter the tourist accommodation is essential to have paid the deposit of 200€. This deposit will be returned to clients between 9h and 10h on the last day of rental after having passed a visual inspection of the tourist accommodation. The deposit will not be returned (in whole or in part) in the following cases:
a.If the maximum number of occupants allowed for tourist accommodation has been exceeded (point 7).
b.If the departure time of the tourist accommodation is not observed (point 4, 5).
c.If the tourist accommodation is left dirty, messy, with trash to throw or with kitchen utensils to clean (point 14)
d.If tourist accommodation, furniture, appliances, household goods or other contents are damaged.
e.If there are missing furniture, appliances, household goods or other content.
f.If remote controls (TV, satellite tuner, air conditioning, etc.) are broken or lost.
g.If the keys to the tourist accommodation or parking are broken or lost.
- The rental of cots, baby seats, cushions, towels or tourist tax (only if the price has not been paid on arrival) will be charged.
19.If the bond of 200€ is not enough to cover the expenses, infractions, losses or damages caused by the customer, you will be kindly requested to pay the amount necessary to cover them.
20.In case of cancellation of the reservation of one of our tourist accommodations for reasons beyond our company, the first payment made at the time of booking will NOT be refunded.
21.To prevent theft, it is advisable not to leave personal items outside the tourist accommodation. Close doors, windows and blinds tightly when leaving the house. Do not carry large amounts of cash over the exits. The management is not responsible for theft that may occur in tourist accommodation or common areas (swimming pool, parking, etc.).
22.The management can’t accept any responsibility in any aspect of their vacation, that is, in case of illness, accident or others. The rent payment made on arrival will not be returned if the tourist accommodation is left early for reasons beyond our control.
23.It is strongly recommended that clients contract a private insurance policy that covers the cancellation of the reservation prior to arrival and during their stay, which covers illnesses, accidents, loss of cash and theft of personal effects.
24.It is recommended that clients who arrive with their private car make the proper mechanical inspection before leaving the house, to avoid inconveniences during the trip or during their stay.
